On September 14, 2017 the Planning Commission approved a Tentative Parcel Map request from the applicant to divide approximately 2.43 acres into two separate legal parcels (“Parcel 1” and “Parcel 2”). The approximately 2.43-acre rural residential property is zoned Rural Residential – 1-acre minimum parcel size (RR-1) and has a Planned Development (PD) Overlay that regulates development of those residential properties in the Patwin Road neighborhood west of the City of Davis. The purpose of the Parcel Map is to allow for future development of a new rural residential home site with the assumption that the existing home site and supporting infrastructure would be removed. The 2.43-acre property is currently the largest residential lot on the block and in the surrounding vicinity.
Prior to the tentative map submittal, the applicant received an approved septic design variance from the Yolo County Environmental Health Director to allow a reduction in the minimum two-acre lot size requirement, that went into effect following recent changes in State law regulating onsite wastewater treatment systems.
The applicant has satisfied all conditions placed on Tentative Parcel Map No. 5124 and has submitted the final Parcel Map for acceptance by the Board of Supervisors. The final Parcel Map submitted by the applicant moved the property line between Parcel 1 and Parcel 2 15 feet westward. Staff deemed the final Parcel Map to be in conformity with the approved Tentative Parcel Map. The 15-foot shift of the property line is the reason the west lot, Parcel 1, is 1.1-acres, and the east lot, Parcel 2, is 1.3 acres.
