Recommended Action
Authorize the Director of General Services to amend the construction contract with Arntz Builders up to an additional $254,685 for a total amendment authorization of $1,000,000 for improvements related to the Yolo County Historical Courthouse.

Reason for Recommended Action/Background
At the November 20, 2018 Board of Supervisors meeting, a $7,453,146 contract with Arntz Builders for improvements related to the Yolo County Historical Courthouse was approved.  This action also allowed for the Director of General Services to amend the construction contract with Arntz Builders up to an additional $745,315 and to extend the contract though December 31, 2019 should amendments be required by the scope of the project.  At this time, identified change orders and additional work items have been identified, requiring an increase to the dollar value of the Director of General Services ability to amend the construction contract with Arntz. 

This request for increase is specifically related to low voltage work that is now required by the project, but was not anticipated at the time of bidding for the construction project.  The cost for this work is estimated to be approximately $250,000 itself.  Other noted increases to the project include additional demolition of the third and fourth floors, additional interior wall insulation, and fire rating requirements.  Performing the demolition of those additional floors now rather than later will save in costs and will also create less disturbance for Probation staff by completing it prior to Probation moving in.

Escalation in construction costs outside of the original amendment authorization amount was planned for, and the project remains on schedule and within the overall project budget of $12,694,109.
