At the June 6, 2017 Board of Supervisors meeting, a five-year lease agreement for space at 600 A Street, Davis was approved (Attachment A). At the time, the General Services Department was authorized to utilize $37,000 in contingency funds in order to complete a series of tenant improvements in order to update the suite for use as an Assembly District Office. These improvements included updates to flooring, improvements to the existing electrical and lighting system, sound-proofing, painting and deferred improvements to the heating and cooling system. Expenditures for these one-time improvements were recouped through the lease agreement, with the County's $37,000 expenditure being recouped during the first three years of the agreement between the County and the California State Assembly. This was in addition to a lease rate per square foot of $2.30 that will be charged. Once all expenses related to the tenant improvements have been received, an increased monthly lease rate of $2.50 per square foot, with an annual 3% increase will be assessed.
In the course of completing these improvements prior to the tenant taking occupancy on August 1, additional improvements were requested by the California State Assembly. These additional improvements cost $3,831. This amendment (Attachment B) provides for the California State Assembly to reimburse, in their entirety, these unanticipated expenditures within a five-month period, running from February-June 30, 2018. For those months, specifically, a supplemental rental charge of $766.22 will be incurred. After repayment of these additional expenditures, all payment methodology utilized in Agreement 17-150 will remain. |
