Reason for Recommended Action/Background |
In 1991, as part of the development of the Wildwings Country Club west of the City of Woodland, the developer was required to provide mitigation for the lack of affordable housing within the project. Pursuant to that requirement, the developer donated an 8.2 acre parcel in Dunnigan, Assessors Parcel Number 052-050-001, to the County.
Yolo County Housing (YCH) has reviewed this property for the potential to construct affordable housing and determined that the site is not viable for a project. The primary reasons being the location adjacent to Interstate 5 and the financial challenges which include pre-development costs associated with re-zoning, environmental clearance, in-ground infrastructure and linkage to existing, nearby systems that are privately owned.
Yolo County Housing is interested in utilizing the funds from the sale of this property to further affordable housing projects. The current targets for funding include one project in Esparto and one project in Davis. The Esparto project will build six homes for very low income farmworker families on existing empty lots in the Country West II development. The Davis project would add a duplex on an existing lot currently owned by YCH.
Should the sale of the Dunnigan property not close in time to provide assistance with the above two projects, the funds may be used for other affordable housing projects. To ensure funds are used in this manner, the quitclaim deed will not be executed until Yolo County Housing provides a resolution from its Board of Commissioners committing the proceeds of any sale exclusively to the development of affordable housing projects. |
